Traditionally, the best way of achieving more space in your home has been to build an extension. For some situations it still remains the best and most flexible option but in recent years, mezzanine floors and flooring in the roof space for storage have become very popular and in some cases a full loft conversion into a room or rooms for a variety of uses has replaced a full scale remodel. With more and more people working from home and records having to be kept for 5 years, a mezzanine floor or storage in the roof space is a must and creating an office has become common practice.
According to MyFinances.co.uk adding a room in your loft can add up to $300,000 ZAR onto the price of your home.
There are definite advantages to a loft conversion or building an attic room. Primarily, it can done without losing any garden area. Additionally it tends to be a less expensive way of achieving floor space because you are working within the existing blue print of your home and not significantly adding to it.
The quality of the space is also very different than when you add on. You are effectively adding another story to your home, you are in essence creating a little oasis of peace and tranquility, high above the normal hustle bustle of the floor or floors below. As you ascend the stairs to your new sanctuary you will the find another dimension to your lifestyle, to your studio, office or new coveted bedroom. For many, it is this visionary aspect which seals the deal for converting the space in the first place, simply a haven to flee to when the real world looms too close.
The roof space, as an item to a dwelling, is a very expensive part of any home or building, and more often than not it remains unused except for the occasional access to the geyzer/hot water cylinder or air conditioning unit, so why not capitalize and turn it into a useful volume of space. The larger the space you have available, the greater the range of usefulness to which it can be used, such as a Play room for the kids, Studio, Music Room or an Office. Dri-walls can be built, insulation and ceilings put in, the potential is endless and with Skylights to provide natural light or carry out some simple electrical work artificial lighting can be acquired. If the roof pitch is 30 degrees or more there may be a chance of an extra master bedroom with an en-suite bathroom. If a home is being planned it is worthwhile if the trusses are designed to suit this purpose or if the building of the house is in progress the truss design can be changed.
A smaller space however is perfect for storing items not often used, like suitcases, paint cans, tools, books, spares of all kinds, old pictures and frames, the Christmas Tree, your spare linen, children’s dolls, cars and toys you intend passing on to the Grandchildren, all the items that you frequently stash away in the garage making it almost impossible to open the car door sufficiently to exit without a struggle.
Once you have decided to utilize the roof space, you need to assess its suitability to your needs. The homeowner can partially determine this by getting into the roof space to see how much height there is at the ape, if it is about 3 metres or more to the ridge it may be suitable to convert into a room or rooms. Most detached homes and many semi detached homes are wide enough between the eaves. One of our qualified technical staff could then pay you a visit and confirm the possibilities. The next move would be for our Structural Engineer to finalise details to enable a quotation to be presented.
The means of access is the next consideration, be it a wooden staircase or an Aluminium Loft E Ladder we manufacture and install either, but a staircase takes considerably more space relative to the height from floor to floor.
The usefulness of the volume of space cannot be denied. Just as an Attic is utilized for storing items that are necessary to keep on a fairly regular basis, the Loft Room takes its use quite a few steps further.
Bearing in mind the expense of moving house, all the fees involved, lawyers, transfers, bond cancellations bond registration, fees from many sources, even down to costs of telephone line transfers, ADSL lines the cost of the removal company, not to mention the trauma which is rated second to a divorce and may even cause a divorce, one has to really look into other options such as the LOFT.
With the simplicity of easy access, statistics show that the loft is utilized much more than envisaged and it frees up space in the home as well as the garage and allows valuable items to be out of sight cleverly using negative space which would otherwise be wasted. Sometimes the scenic views alone are worth the conversion. With the rising prices of homes, many homeowners seeking additional space are turning to the Loft/Attic option, sometimes removing the roof altogether, changing the pitch and effectively building a double story, adding tremendous value to the property without taking up valuable ground space.
If you have been dreaming of that home office where you can escape and browse the internet, read a novel or just have quiet time, or a room where the grandchildren can stay or your teenager has been begging for his or her own room, the solution is literally on your doorstep and don’t forget the Loft’s original purpose, to store away your families unsightly but very necessary clutter like those old family heirlooms you cant display anywhere but just cannot part with as well as all the things you use once or twice a year. A Loft can become anything you want or need it to be, all you need is the imagination and the desire!
